[ COMPREHENSIVE APPROACH ]

Our Process

01

Inspection + Diagnosis

An in-person inspection by one of our experienced technicians is the first step in any flat roof evaluation.

We track leaks, identify potential trouble spots and offer best solutions for the decision maker considerations.

02

Repair or Complete Installation

Many roofs can be treated just with targeted repairs. While spot action is effective, there is no substitute for covering the entire field of the roof with a monolithic coating roof system, especially if reinforced and applied in multiple layers.

03

Application & Cleanup

We use various methods and kinds of product and always aim to minimize impact to normal building operations. Our services typically carry minimal amounts of noise, dirt or otherwise occupant's disruption. Site clean up is prompt and also with minimal affect on property grounds.

04

Warranty Coverage

Depending on the final choice of roof technology used: silicone or acrylic, spot or complete, simple coating vs reinforced application - warranty certificates are available. We offer 5, 10 and 20 year programs, with options to add annual maintenance.

Services Offered

01

Spot Repairs

Identify "hot spots", apply liquid coat accordingly in spots or target areas.

02

Spot Repairs Reinforced

For increased structural support, apply base layer of heavy patch or mastic, fabric then acrylic or silicone coat.

03

Roof Coatings

Apply liquid layers of silicone or acrylic, according to the chosen industry spec and corresponding warranty period. After appropriate surface prep process, generally the more layers of coating, the longer the warranty certificates.

04

F.A.R.R.

For absolutely strongest flat roof, a multilayered, reinforced solutions are offered. The entire roof field, inclusive of seams, joints and penetrations, receives a fiberglass or polyester fabric reinforcement. Fabric is sunk into the base layers, then coated over with layers of silicone or acrylic - to industry spec.

Common Questions

What type of roof qualifies for liquid roof coating?

Generally speaking, any type of traditional flat roof technology present today: TPO, EPDM, metal, modified bitumen (mod bit), tar, rock or gravel - all can be treated with a liquid coat roof technology.

The current shape and any pre-existing conditions of every roof surface play a major role in evaluating specific course of action and remedies, therefore a careful in-person inspection is necessary before any definite answers are provided.

Each surface type requires a different preparation technique and we are proficient working with all current era roof systems. Some roofs may benefits from just layers of liquid coating, while others may need a heavier reinforcement via polyester or fiberglass additions.

Benefits of roof coating vs roof replacement?

Flat roofs, in the eyes of owners and property managers alike - have a perceived bad reputation for ongoing problems with water tightness, temperature control and overall durability. The harsh Colorado climate facts: high temperature delta in at least two seasons, high elevation, extended sun exposure rates, snow, hail, wind - don't help the flat roof longevity case.

Replacing a traditional roof system (e.g. old EPDM for new EPDM), especially on older constructions, may require a substantial financial commitment. The complex nature of the job (demo/tear off and stripping multiple layers, structural backing, meeting current building code and necessary upgrades, involving multiple trades (roofers, HVAC, solar, etc)) can rack up a bill very quickly. A realistic life expectancy of a TPO or EPDM system in Colorado is ~20 years. According to our data, majority of service calls for flat roof systems that display significant signs of wear and tear/loss of watertightness, are for those around 15 years of age.

Liquid applied roofing solutions can be a clever and budget friendly alternative to roof replacements.

Coatings (and F.A.R.R.) - since they provide watertightness surface wise)), they fall under roof maintenance solutions and don't trigger code upgrades. Because of that, the average cost for roof coating is significantly less than traditional roof replacement, while offering similar timeframes of life expectancy (5-20 year warranties available). Liquid applications can work around existing electrical, HVAC and solar installations, and their objective is to completely: 100% waterproof the field, effectively reflect UV rays and provide reliable surface coverage for many years.

Combining a solid roof coating system with an annual maintenance program beyond its warranty time frame - can provide a peace of mind and offer thousands of dollars in savings in building management for any individual or a company.

Available warranty and maintenance programs.

Spot or targeted flat roof repairs, as well as, basic liquid coating systems come with a 5 year limited warranty.

The most advanced liquid roof systems, like the F.A.R.R., can be warrantied for up to 20 years.

For an increased longevity, all liquid applied roof coatings qualify for an extended, annual maintenance programs that cover roofs health beyond the standard warranty periods.

Why should consider F.A.R.R. over a standard coating system?

F.A.R.R. stands for a Fluid Applied Reinforced Roof system, and it is an advanced coating protocol, that combines the traditional silicone or acrylic layers with solid fabric or fibers.

It is our favorite way to provide maximum protection for flat roofs in Colorado and it is single best way to prolong the life of the flat roof in our professional opinion.

To significantly increase the hardiness of a flat roof surface, a liquid silicone or acrylic coating is enhanced by a presence of one (or multiple) layers of polyester or fiberglass fabric. It is a careful process of preparation and precise coverage application, that completely covers 100% of the roof surface. Every seam, every joint - get a structural, solid surface upgrade, that compliments well the waterproofing qualities provided by silicone or acrylic top layers.

In the F.A.R.R. method, the fabric layer (or layers) get embedded into the base emulsion. Once dry - they curate and create a one of a kind, solid, hard shell over the existing roof field. The reinforced coated roofs are highly resistant to elements (extremely good hail impact resistance), very sturdy to physical impact or walking (e.g. service crews for cellular, solar or HVAC etc), and can take waterpooling well.

Think of F.A.R.R. like a bulletproof vest for your roof - it offers extra layers of meaningful protection, while exceeding (already impressive) high value of a base coating system.
